BEFORE YOU BOOK

Do I need to pay in full when I book?

A deposit is required at the time of booking, with the remaining balance processed automatically before arrival. Full details are outlined on our Property Policies page.

What is your cancellation policy?

If plans change, cancellations made more than 30 days prior to arrival receive a full refund. Cancellations made 10–30 days prior may be transferred to a future stay. We always recommend reviewing the Property Policies before booking for complete details.

Do I need to purchase trip protection?

Trip protection is optional. We offer it at checkout for guests who prefer additional flexibility in case of unexpected events. While it is not required, some guests find it provides peace of mind.

 What is included in my cabin?

Each cabin includes:

• Fully equipped kitchen

• Private full bathroom
• Linens and towels
• Heat and air conditioning
• High-speed WiFi

• Private firepit with complimentary firewood

What should we bring?

We recommend bringing groceries, personal toiletries, favorite snacks, and anything that makes your getaway feel complete. One week before arrival, we’ll send a reminder email outlining what’s provided and helpful packing suggestions.

Will we receive recommendations or planning guidance?

Yes. After booking, you’ll receive access to our Cabin & Vacation Planner — a curated digital guide designed to make planning simple. It includes local dining suggestions, waterfall locations, and insider recommendations so you can relax without having to research every detail.

Are the cabins dog-friendly?

Four of our five cabins welcome well-behaved dogs. Other pets are not permitted. We provide a designated Zoomie Zone, clear guidelines, and a complimentary Pawsome Guide to help you plan a dog-friendly stay. Please review our full Dog Policy before booking.

ARRIVAL & CHECK-IN

Is this like a hotel with a front desk?

No. Babbling Brook Cottages is a boutique cabin property with contactless check-in. There is no front desk or lobby — you’ll receive access instructions before arrival so you can settle in immediately and begin relaxing.

When will we receive check-in instructions?

Detailed arrival instructions are emailed three days prior to check-in. If you do not see them, please check your spam folder or reach out directly.

What are check-in and check-out times?

Check-in begins at 4:00PM and check-out is at 10:00AM to allow time for thoughtful preparation between guests. These details are also included in your confirmation and pre-arrival emails.

ON PROPERTY

Are the cabins private?

Yes. Each cabin has its own private entrance, outdoor space, and firepit. The property is thoughtfully spaced to provide quiet and privacy while still being part of a small, intentional community.

Is WiFi available in the cabins?

Yes. Each cabin includes high-speed WiFi suitable for streaming, browsing, or checking in with work if needed — though many guests find they enjoy unplugging more than expected.

Is there cell service on the property?

Cell service is generally reliable, though coverage can vary slightly depending on your carrier due to our wooded setting. WiFi calling is available in all cabins if your phone supports it.

Is parking available at each cabin?

Yes. Each cabin includes private parking directly next to the cabin, making arrival and unloading simple and stress-free.

Is smoking permitted on the property?

Babbling Brook Cottages is a 100% non-smoking property to ensure a clean, comfortable environment for all guests.

How close are you to local restaurants and attractions?

Babbling Brook Cottages is located in Dingmans Ferry, Pennsylvania, located in the heart of the Delaware Water Gap Recreation Area, just minutes from scenic waterfalls, and forest trails. Restaurants and small-town shops in nearby Milford, PA are a short drive away, offering both convenience and quiet retreat.

What is the minimum stay requirement?

A two-night minimum stay is required year-round, with three-night minimums on select holiday weekends. Availability and minimums are always visible when selecting your dates.
